ANNOUNCEMENT - THERE HAS BEEN VANDALISM IN OUR NEIGHBORHOOD AND TO THE
CHURCH ACROSS THE STREET. PLEASE KEEP A LOOK OUT AND REPORT ANY
PROBLEMS IMMEDIATELY TO THE POLICE.

Please be sure that you are removing your
trash cans from the curb area after pickup. Our Restrictive Covenants
prohibit trash cans from being visible from the street. Please remind
your neighbors!

IMPORTANT
ANNOUNCEMENT REGARDING HBHOA RESTRICTIVE
COVENANTS:
To All Hunters Bend Homeowners,
Section IV, subpart 11 of the
Certificate of Dedication of Hunters Bend provides that “Out-buildings will
not be permitted on any lot within the subdivision.” The Board has
determined that, for purposes of enforcement, a pre-fabricated plastic outside
storage container is not in violation of this restriction provided that:
1. The storage container
is not visible from the street;
2. The storage container
is of a design, color and fabrication that is consistent with the structure
on the lot as well as the neighborhood as a whole;
3. the storage container
does not extend above the top of the fence line;
4. the storage container
is directly abutted (but not attached) to the structure on the lot;
5. The dimensions of the
storage container do not exceed 50 cubic feet;
6. The maximum number of
such storage containers on any one lot shall be three (3); and
7. The storage container
is both determined by the Board to be and is in fact used to improve the
appearance and aesthetics of the lot and not for storage of any obnoxious,
offensive or harmful item and the storage container is secured/maintained
in a manner that does not pose a danger or risk to others or their
property.
All storage containers shall be reviewed and approved
by the Architectural Committee of the Board. Initial approval by the
Committee does not waive the Board’s right to subsequently require the
removal of the storage container based upon failure to comply with the
above or other future circumstances or rulings of the Board (buy and use at
your own risk). A metal, wooden or any other composite storage
building or container does not fall within approved usage described above.

RESTRICTIVE COVENANT ENFORCEMENT
- The HBHOA Board will continue to notify residents regarding violations of
our Protective Covenants and Restrictions. These notifications are
mandatory so that all homeowners in the neighborhood are protected from
losing property value. While some covenants and restrictions may seem
more critical than others, it is legally necessary for our Homeowners
Association to enforce all of them equally within the neighborhood.
We will make such communications in the most factual and non-offensive
manner possible, using a direct mail communication. We hope that
everyone appreciates our efforts to maintain a neighborhood free from
clutter and any problems that could detract from the overall beauty and

Please be aware that all external home improvements must have the approval
of the HBHOA Architectural Committee per our bylaws.
